our goal is to find you the perfect tenant
for your rental property.

In order to find you the best tenant, we will:

  • Review local market/determine optimum rent
  • Schedule and attend all viewings
  • Complete credit checks/tenant screening
  • Market available units
  • Place a professional “For Rent” sign at the property
  • Provide all required leasing forms (rental application/guarantor form)
  • Process and review all applications (references/credit checks etc.)
  • Prepare Schedule “A”, “B”, and “C”
  • Sign the lease and all schedules with the tenant
  • Collect First and Last months rent deposit
  • Set up for future rental payments (post-dated cheques, pre-authorized payment etc.)
  • Arrange for any maintenance required
  • Arrange for required services on turn-over (painting, steam cleaning carpets etc.)






The staff at Guardian Real Estate Management has been managing a commercial/residential mix building for me since 2002. They have done a great job leasing out the space and keeping the tenants happy. Their reporting is fair, transparent and thorough. The building is kept in tip top shape and the property value has gone up substantially in the past 13 years.
